Here is an update on the market: New construction as an industry in Williamsburg, as well as in the entire Hampton Roads region, has enjoyed brisk sales in 2005-2007. The shortage of available existing homes has helped drive this. Additionally, land (lot) prices have soared, which also drives up sales price. The price of an 1800-2200 square foot home has jumped from mid to high $100,000’s to the low to mid $300,000’s to $400,000's and more. It has been phenomenal; in times of low interest rate financing, buyers (even first-time buyers) are finding they qualify for substantial mortgages, only to suffer “sticker shock.” An advantage to working with me as your agent, is that I go around regularly and visit new home sites all over the area, gathering information and updating what I have previously found. I'm a member of Hampton Roads Realtor's Association's New Homes Council. I’ve also shown these communities to buyers, and I have helped them contract for homes in some of them. I will share what I have found, and will update with new information as I have it. Part of your success in a new home purchase is education: The build-out time is running approximately five months in the higher-priced homes, and seven to nine for the others. Be aware this time frame is independent of the time it takes to secure a building permit; and it could be even longer if the developer has yet to release the lots to the builder! Spec homes are homes that a builder proceeds to build, gambling that it will sell. In the current market, it usually does! If you happen onto such a home, depending on the stage of completion of any given house, you may or may not have time for your personal input regarding design changes or color choices. The prices of these homes average around the $400,000 and up range for single family detached, mid $200,000's for attached dwellings. Lot premiums, options not included in the base price of the homes, and price hikes due to brisk sales are not always factored into those amounts! Various builders price their products different ways, and there is no standard way of doing this...often it is a marketing choice of how to present the price of homes to buyers. Sometimes this is driven by rising costs of materials, labor, and land...you might pick up marketing materials with base prices and features printed, a plat of the community, and supplemental sheets printed and added/updated periodically for options as builders' costs increase. Also, the base price will increase, sometimes dramatically, from what you see in printed and internet ads, when sales are brisk. Print ad deadlines are as much as a month in advance of printing; things change a \lot in this market in a month! This is one reason why you might see one price range advertised, but when you visit a community, you are given another range. As of now, there are a few communities closing out; the builders are gearing up to begin in another location, but prices, floorplans, startup dates, etc., are not yet available. I am promised some of the same popular models that have recently sold well, plus some new designs, by early spring/summer. Other communities are still building, but are not writing contracts currently until homes that are already under contract can be completed. They will be coming back this spring/summer, and will be slated for fall/early winter delivery dates. No word on prices there yet, either. I will publish more information as I have it. Hampton Roads offers golf course communities, and waterfront/water access communities, custom building, in the upper price ranges if you are looking for and willing to afford more features. Landfall at Jamestown, Ford’s Colony, Governor’s Land, Kingsmill, Gatling Pointe…all offer elegance of both architecture and lifestyle. Plus, there are condos, townhomes, and active retirement living... I do not represent these communities; other agents do. For that reason, the names of the communities and photos are not featured; they are not my listings to advertise. The new home sites have a representative of the builder, and they have the right to showcase them specifically. I do have information on them and others, though, and I can help you sort through what is available, at a price and completion time that you need it.
